Post-submission improvements to Woodbury Park scheme made

In response to the feedback received from the members of the local community and statutory consultees resulting from our planning submission, Godwin Developments have now implemented the following improvements to the Woodbury Park scheme, which have also been submitted to Dorset Council:


Design and Landscape:


  • The acoustic fence has been repositioned at a higher level and closer to the proposed buildings;
  • Unit 2 has been amended to give the building a lower roof profile;
  • The two coach/caravan parking spaces have been removed in response to a request from Dorset Council Highways. These have been replaced with four car parking spaces and 4 additional motorcycle spaces have been provided.
  • An additional drive-thru lane has been added to the Popeye’s unit to provide additional queueing capacity based on a request from Dorset Council Highways.


Visual assessment:


  • A range of sections and views have been produced which demonstrate that there will be limited visibility of the proposed development along North Street, including from the first-floor windows of the residential properties opposite the site.
  • A landscape and visual impact assessment has been undertaken which confirms that the development of the site can be undertaken without undue effect on the landscape character of the area.


Transport:


The post-submission changes to Woodbury Park made as a result of the comments received from National Highways (NH) and Dorset Council (DC) Highways Team have been summarised below. However, discussions with NH and DC Highways are ongoing regarding the off-site highways works affecting the North Street / A35 / A31 roundabout. Once these are concluded, an addendum to the Transport Assessment will be submitted on the planning portal.


  • As a result of the changes to the parking layout, the footway across the site has been extended to allow a direct pedestrian route between the trade park units and the rest of the development. An extra zebra crossing with tactile paving and dropped kerbs have also been added.
  • Some landscape elements along the key pedestrian routes have been removed at the request of DC highways on the grounds of inclusive mobility.
  • Minor changes to the footway widths and kerb lines have been implemented to improve wheelchair access to the various buildings.
  • As a result of the aforementioned changes to parking provision, the overall number of car parking spaces has risen from 127 to 129, with 4 additional motorcycle bays also now proposed.
  • There have been some minor changes to kerb lines and line markings within the proposed site layout in response to the additional vehicle tracking requested by the highway authorities.


Ecology


  • A Biodiversity Mitigation and Enhancement Plan has been provided at the request of Natural England (link).
  • To deal with the potential increase of surface water runoff, the scheme proposes for this water to be captured, treated, stored in tanks to accommodate a 1-in-100 year storm event and finally slowly released into the ground to mimic the current greenfield rate of water absorption.
  • New petrol and other pollutant interceptors have been proposed that will ensure that any pollutants are stripped off from the surface water before it is allowed to infiltrate into the ground.
